Most people call us about one surface. Then, standing in the driveway during the estimate, they look at the walkway, and the lanai, and the pool deck, and ask what it would cost to do the lot. It is a fair question and the answer is usually better than they expect.
A coating job has fixed costs that do not scale with area. Getting the grinder and the dust extraction on site, masking, mixing, and the labour of setting up and breaking down happen once whether we coat 400 square feet or 1,600. Spread across more area, the per square foot number comes down. The material cost stays the same, the overhead does not.
It is also one disruption instead of three. Palm Coast homes tend to have a lot of exterior concrete: the driveway, the front walk, a screened lanai at the back, sometimes a pool deck. Doing them in one mobilisation means one week of parking on the street, not three spread over two years.
A lanai under a screen and a driveway in open sun are not the same job. The driveway wants the polyaspartic basecoat that will not amber in direct sun. A damp slab on the north side wants the epoxy basecoat and its far higher moisture tolerance. A covered lanai will take any of the three. We spec each surface on its own merits, and because all three systems cost the same, nothing about that decision is financial.
Running the same blend across the driveway, walk, and lanai makes a property read as designed rather than patched. You can also step it, using a heavier blend where vehicles go and something lighter underfoot outside the lanai. Both look deliberate. Mixing blends at random does not.
Garages start around $2,250, driveways around $2,995, patios and walkways around $2,250, pool decks around $4,695. Combined work is quoted as a whole rather than as a stack of separate jobs, which is where the saving shows up. Every estimate is free and in writing.
