Patio and Walkway Coatings

Outdoor living is why people move to this coast, and the concrete underneath it is usually the last thing anyone finishes. A coated lanai or patio reads as intentional: a real floor with color and texture instead of a slab that happens to have furniture on it.

The technical requirements are the same as our other exterior work: UV stable topcoats, textured finishes for rain traction, and preparation that assumes coastal moisture in the slab. Walkways and entries get the same treatment, which matters for the front of the house where mildew shadows and irrigation staining show first.

We install three one day flake systems for patios, lanais, and walkways. One uses a 100 percent solids epoxy basecoat, one uses polyurea, one uses polyaspartic. All three take the same vinyl flake broadcast, all three are sealed under the same polyaspartic topcoat, and all three finish at over fifty mils. Their published test numbers are identical: same adhesion, same tensile strength, same abrasion resistance, same gloss retention under accelerated UV.

Covered lanais and shaded walkways take any of the three. Anything in open sun leans toward the polyaspartic basecoat, and a slab that reads damp leans toward epoxy.
