Epoxy vs Polyurea on the Florida Coast

Three one day flake systems. Identical published specs. One price. The only real question is which basecoat your slab needs.

Ask ten homeowners what they want on a garage floor and most will say epoxy, because epoxy is the word the whole category got named after. Ask what they actually want and it is a floor that stays put, stays bright, and keeps the slab from staining. Those two answers are not in conflict, and the label on the basecoat has less to do with the outcome than almost anything else about the job.

We install three flake systems. One uses a 100 percent solids epoxy basecoat, one uses polyurea, one uses polyaspartic. All three are broadcast with the same vinyl flake, all three are sealed under the same polyaspartic topcoat, and all three finish at over fifty mils. Their published test results are not merely close, they are the same: identical adhesion to concrete, identical tensile strength, identical abrasion loss, identical flexibility, identical gloss retention after a thousand hours of accelerated UV. Anyone telling you one of these chemistries is categorically tougher than another is selling rather than measuring.

Where they genuinely differ is the concrete, not the showroom. The epoxy basecoat goes down at sixteen mils and tolerates roughly four times the moisture vapor pushing up through a slab on grade, which on this coast outranks every other number on the sheet. It is also the only one of the three that will bond over a sound existing epoxy floor rather than requiring all of it be ground away, and its film is thick enough to carry quarter inch flake for a bolder finish. Polyurea goes down thinner and takes foot traffic in about ninety minutes. The polyaspartic basecoat is the one that will not amber where flake coverage runs thin, which is worth having under a floor sitting in open sun.

So we charge the same price for all three. If the systems test the same, pricing them differently would only push you toward whichever one paid us better, and that is a poor way to choose a floor. Tell us where the floor is and what shape the concrete is in. We spec the basecoat that fits and the number does not move.

Our metallic floors are an epoxy system too, and a premium one. Metallic pigment needs a clear, high build resin to suspend in, epoxy does that better than the alternatives, and a polyaspartic clear goes over the top. Worth stating plainly, because an earlier version of this page implied metallic was something other than epoxy. It is not.

What actually makes floors fail is not the resin family. It is concrete that got acid etched instead of diamond ground, film applied too thin to bridge anything, and a surface left without a UV stable topcoat in Florida sun. That is the real distance between a two hundred dollar kit and an installed system, and it is the part of the job nobody photographs.

Should I get epoxy or polyurea?

Whichever suits your slab, since both carry the same published specs and the same price here. Damp concrete, or a sound existing epoxy floor you would rather not pay to remove, points to the epoxy basecoat. A dry slab where you want to park tonight points to polyurea. Open sun points to polyaspartic. We measure and tell you which one your floor calls for.

Is epoxy a bad choice in Florida?

No. The epoxy system we install tolerates roughly four times the slab moisture vapor of the alternatives, which on this coast is an advantage rather than a liability. What does badly here is any coating applied too thin over concrete that was not properly prepared, in any resin family.

Do all three systems cost the same?

What is polyaspartic and how does it fit in?

Polyaspartic is the clear topcoat over all three of our systems, and it carries the UV and chemical resistance. The basecoat underneath handles bonding and moisture tolerance, which is the reason the basecoat is the part we match to your concrete.

Which system is best for a Florida garage?

Usually the one your slab picks. If the moisture test reads high, epoxy handles about 4 times more slab moisture. If you need the garage back fastest, polyurea takes foot traffic in about 90 minutes. If the floor sees direct sun, polyaspartic will not amber. All three cost the same with us, so the answer comes from the test, not the price sheet.
