The driveway is the first thing every guest, neighbor, and appraiser sees. Ours are coated in UV stable systems that hold their color through Florida summers instead of fading, yellowing, or chalking.

Bare concrete driveways on the coast stain from irrigation rust, mildew in the shade lines, and oil where the cars sit. Pressure washing buys a few weeks. A coated driveway changes the equation: sealed against stains, finished in a flake blend that complements the house, and cleanable with a hose.

Exterior work on this coast lives or dies on UV stability. Our topcoats are chosen specifically to hold color and gloss in direct sun, and the textured finish adds traction when the afternoon storms roll through. The same diamond grinding and repair process we use inside goes into every exterior job, because sun exposure punishes weak bonds even faster than garages do.

Three systems, one price

Which System Goes Down

We install three one day flake systems for driveways. One uses a 100 percent solids epoxy basecoat, one uses polyurea, one uses polyaspartic. All three take the same vinyl flake broadcast, all three are sealed under the same polyaspartic topcoat, and all three finish at over fifty mils. Their published test numbers are identical: same adhesion, same tensile strength, same abrasion resistance, same gloss retention under accelerated UV.

A driveway lives in open sun, so the polyaspartic basecoat is usually the call, since it will not amber where flake coverage runs thin. On a damp or heavily patched slab we will spec the epoxy basecoat instead.

Will the coating handle vehicle traffic long term?

Yes. These are the same systems used on commercial floors that take forklift traffic. A residential driveway is light duty by comparison.

What about the Florida sun?

UV stability is the whole reason every one of our systems gets a polyaspartic topcoat. The topcoat is the layer facing the sun, and it still measures 87 to 89 gloss after a thousand hours of accelerated UV testing, against 92 to 95 new. Any resin left bare outdoors will amber eventually, which is precisely why we do not leave any bare.

How much does a driveway coating cost?

Driveways start around $2,995, with most residential projects running $5 to $7 per square foot depending on size and slab condition. Every estimate is free, measured on site, and delivered in writing.

How soon can I drive on it?

Most driveways take vehicle traffic in 24 to 48 hours. You can walk on the surface in about 6 hours. We confirm your exact times at walkthrough based on the day's conditions.

Is a coating better than sealing the driveway?

For the long haul, yes. A sealer is a thin film that wears off in 1 to 3 years. A coating is a 50+ mil system bonded to ground concrete with over 400 PSI adhesion, carries a 7-year exterior warranty, and adds slip texture and UV stability that sealers do not.
