Driveway Coatings in Palm Coast

The one surface everybody sees, in the harshest exposure on the property.

A driveway is the hardest UV exposure on a Florida property and the first thing anybody sees. Those two facts pull in opposite directions: it needs to look good, and it lives somewhere that punishes anything that is not built for it.

Sun is the governing condition

On a driveway we normally spec the polyaspartic basecoat. Not because it is stronger, all three of our systems publish identical strength numbers, but because it is the one whose basecoat will not amber where flake coverage runs thin. On a surface in open sun from dawn until dusk, that matters over years.

The topcoat is the same polyaspartic clear we use everywhere, and it still measures 87 to 89 gloss after a thousand hours of accelerated UV testing against 92 to 95 new. That is the layer facing the sun and it is specified for the job.

Palm Coast driveways specifically

A lot of the housing stock here was built to a similar pattern, which means a lot of similar driveways: a broad concrete apron, decades of Florida, and a surface that has gone chalky and stained without actually failing structurally. That is an ideal candidate. The concrete is sound, it just looks tired, and a coating fixes the appearance permanently rather than for one pressure washing season.

Newer construction in Grand Haven, Matanzas Woods, and the newer sections often has a driveway that is barely two years old and already staining. Same answer, less repair work up front.

What about the deed restrictions

Most Palm Coast associations have something to say about exterior appearance. A flake coating in a neutral blend generally reads as an upgrade rather than a modification, but check your own documents before you commit, and we are happy to provide a colour sample and a written scope to submit if your association wants one.

Will a coated driveway fade in Florida sun?

The polyaspartic topcoat is specified for UV exposure and holds 87 to 89 gloss after a thousand hours of accelerated UV testing. On driveways we also spec the polyaspartic basecoat, which will not amber where flake runs thin.

Can you coat over a stained or chalky driveway?

Usually yes. Staining and chalking are surface conditions, not structural failure. We diamond grind the surface, which removes the degraded layer and gives the coating a profile to key into.

How long before I can park on it?

Light foot traffic the same day, vehicles in 24 to 48 hours depending on temperature and humidity.

Do I need HOA approval?

Check your own association documents. Most treat a neutral flake coating as an improvement, and we can supply a colour sample and written scope if they want to see one before you proceed.
