Palm Coast garages have one thing in common that matters more than age, size, or what you keep in them: almost all of them sit on a slab poured directly on sandy soil with a high water table underneath. That single fact drives how we coat a floor here, and it is the reason we will not quote a garage without looking at it.

Why the slab decides the system

Water in the ground does not stay in the ground. It moves up through concrete as vapor, continuously, and it swings hard between the dry season and a August afternoon of daily storms. A coating installed against that pressure without accounting for it loses its bond from underneath, and the failure shows up on top as peeling.

We measure it. If your slab reads high, the epoxy basecoat goes down, because it tolerates roughly four times the moisture vapor of the alternatives. If it reads dry and you want to park sooner, polyurea sets faster. Either way the price is the same, so the reading decides, not the invoice.

Newer builds and older sections

A new build off Belle Terre or in Grand Haven often has concrete that has not finished curing. We want 28 days minimum, and we will tell you to wait rather than coat a green slab. Older garages in the established letter sections usually need more repair work up front, because two or three decades of Florida have left cracks, spalls, and oil that has soaked in.

What you actually get

Diamond ground concrete, never acid etched. Cracks and spalls filled. A full flake broadcast in the blend you pick, sealed under a UV stable polyaspartic topcoat, finishing over fifty mils thick. Light foot traffic the same day, park on it in 24 to 48 hours.

Pricing

Garage floors start around $2,250, with a three car around $3,095. Most residential work in this area runs five to seven dollars per square foot depending on slab condition. Estimates are free and provided in writing after we have seen the concrete.

How long does a garage floor take in Palm Coast?

My garage floor already has a coating on it. Now what?

It depends on its condition. Anything lifting or chalking has to come off. If it is sound epoxy that is genuinely well bonded, our epoxy basecoat is built to go over it once we grind and profile the surface. We test adhesion before quoting.

Why do you test for moisture when nobody else does?

Because on a slab on grade in Palm Coast it is the number that decides whether the floor lasts. Skipping it is how a coating that looked perfect in March fails the following summer.
