What Salt Air Actually Does to a Coated Floor

Living four miles from the Atlantic changes the job. Here is the part that matters.

Salt air gets blamed for a lot of coating failures it did not cause. It is worth separating what salt actually does from what humidity, UV, and bad prep do, because the fixes are different and only one of them is about salt.

What salt does

Airborne salt is hygroscopic, meaning it pulls moisture out of the air and holds it against whatever surface it lands on. On bare concrete that accelerates surface breakdown and, where there is rebar close to the surface, corrosion. On a coated floor the salt sits on top of the topcoat, which is why the topcoat is the layer that has to be chemically resistant. Our systems all finish with a polyaspartic clear, and salt exposure is one of the reasons.

What humidity does, which is worse

The bigger coastal problem is not the salt in the air, it is the water in the ground. Most homes here sit on slab on grade construction, and a slab on grade is in permanent contact with soil that gets very wet in an afternoon storm and stays damp. That moisture moves up through the concrete as vapor and pushes against the underside of any coating.

This is measurable. Moisture vapor transmission is tested in pounds per thousand square feet over twenty four hours, and slab relative humidity is tested as a percentage. Those two numbers decide which basecoat we can use on your floor, and they are the reason we will not quote a slab we have not seen. One of our three systems tolerates roughly four times the vapor of the other two, which on this coast is not a footnote.

What UV does

UV degrades resin. That is true of every resin family, which is why the meaningful question is never which chemistry you used underneath but whether there is a UV stable layer on top. A topcoat with a real UV package holds its gloss. One without it ambers, whatever is beneath it. Ours measures 87 to 89 gloss after a thousand hours of accelerated UV testing against 92 to 95 new.

What actually kills coatings here

Prep. Every time. A slab that was acid etched instead of diamond ground has no mechanical profile for the coating to key into, so the bond is relying on chemistry alone against ground moisture pushing the other direction. It loses. That failure gets called a salt air problem because it happens near the beach, but it would have happened in Ocala too.

The short version

Salt is why the topcoat matters. Ground moisture is why the basecoat choice matters. Prep is why the floor lasts. If someone quotes you a coastal floor without mentioning moisture testing or grinding, those are the two things they are planning to skip.
