What a Coated Floor Actually Costs Around Here

Real numbers, the math behind them, and what moves the price up.

Most coating companies in this market will not put a number on a web page. We do, because the alternative is you spending a week collecting quotes just to find out the range, and because a price you can check is harder to inflate later.

Starting prices

A two car garage floor starts around $2,250, and a three car around $3,095. Driveways start around $2,995. Pool decks start around $4,695. Patios and walkways start around $2,250. Commercial and industrial work and metallic floors are quoted individually, because the size range is too wide for a starting number to mean anything.

The per square foot math

Most residential work in this area lands between five and seven dollars per square foot. If you want to sanity check a quote, measure the space and do that multiplication. Anything far below that range is usually a thinner film, less prep, or both. Anything far above it should come with an explanation you find convincing.

Why the price is the same for all three systems

We install three flake systems built on epoxy, polyurea, and polyaspartic basecoats. They carry identical published test numbers and the same topcoat, so we charge the same for all three and pick the basecoat based on your slab. If we priced them differently we would have a financial reason to steer you, and you would have a budget reason to accept a system your concrete does not want.

What moves the number up

Slab condition, mostly. Cracks and spalls need filling. A floor with a failing coating on it needs that coating removed, which is grinding time. High moisture readings can require a vapor barrier primer under the system. Multi level or heavily obstructed spaces take longer per square foot than an empty rectangle.

What does not move it

Which basecoat you end up with, and how nice a car you park on it. Same floor, same price.

On financing

Getting a real number

Every estimate is free and provided in writing, and we look at the slab before we write it. A quote given over the phone without seeing the concrete is a guess wearing a suit.
